Austin - Still hot!

AMD, Borland, Paypal, and others are setting up shop in Austin. The Wall Street Journal reported last Thursday that the reason is the relatively cheap Austin real estate and our highly educated work force. Those being the major drivers, we can’t help but point out the Austin scene has to be another big draw - the lifestyle Austin affords is hard to beat with abundant outdoor recreation opportunities, a great night life, new shopping, and unique neighborhoods.

Recreation includes in town hiking, biking and jogging around Town Lake (recently renamed Lady Bird Lake), swimming at Barton Springs, and soccer and disc golf at Zilker Park just to get started. The Veloway, Barton Creek Greenbelt, Hamilton Pool, and Lake Travis are additional draws for outdoor enthusiasts.

And night life? Restaurants like La Traviata, Uchi, Moonshine, Asti, and Jeffrey’s continue to impress. And an Austin stay without experiencing a little of Sixth Street, The Saxon Pub, Continental Club, or The Backyard would mean a missed opportunity to see why Austin has earned the moniker of Live Music Capital of the World. Cedar Parks national attention

Cedar Park is a bit outside the Austin city limits, but it is an attractive part of the overall Austin residential real estate market. Once just a collection of farms, ranches and and a small town center, it has benefited from the recently completed improvements to Highway 183. Just twenty miles from downtown Austin, it combines great access to Austin amenities (workplaces, etc.) with a slightly more rural feel. This once-sleepy town has grown rapidly, but it has also grown well. So well that it was recently ranked one of the top cities in the U.S. for families.

In a story in this week’s Austin Business Journal, we learned that Family Circle Magazine named Cedar Park a top family community in its August 2007 issue. The magazine worked with an East Coast research firm, On Board, to survey nearly 2,000 U.S. municipalities with a small-town sized population (between 15,000 and 150,000) and better-than-normal average income ($65,000). They then winnowed their list by looking at other quality of life factors like health care, air quality, cost of living, etc. Cedar Park ended up in their top ten. Not too shabby.

In an article in this past Sunday’s Austin American Statesman, M.B. Taboada wrote about the increase in larger country homes selling around Austin. Focusing on areas of Hays County like Buda, San Marcos and Dripping Springs, the author described a growing trend toward larger homes on larger acreage. Drawn to the idea of living with no neighbors visible from one’s windows, people are seeking out the privacy and greater contact with nature possible with Hill Country living. Doing a quick search today through our site, www.AustinHomeListings.com we found 23 listings in Travis County on lots larger than 25 acres. However, when you widen the search to lots that are five acres and above, 158 listings pop onto the screen. More downtown Austin living

Although a lot of people progress toward the suburbs as the ultimate place to live, there is a growing push to downtown Austin living. With condo developments like the Austonian and the Four Seasons gaining steam and the continuing emphasis on urban living from Austin city planners, the inventory of downtown living space is increasing in quality and quantity. A story in this week’s Austin American Statesman announced the latest addition to both Austin’s distinctive skyline and downtown living options. In addition to 200 condos, the 21c Museum Hotel will feature 209 hotel rooms, a restaurant and, most interestingly, a museum.

Modeled on the successful 21c Museum Hotel in Louisville, the building should have a nice combination of amenities that make it ideal for Austin. Known for its culture, Austin is just the kind of place for a great new restaurant and an art museum. Interestingly, the developers declared their intentions to earmark a number of the condos as living space for artists with pricing to match. It’s one thing to invest in the arts by buying a painting or sculpture, but another thing entirely to keep artists around with affordable housing. If that’s not reflective of an Austin approach to things, we don’t know what is.
